There's good course for sale on Zillow with a three bad, two bath double wide. There's nine holes, no driving range. There's no p and l, no EBITDA multiples to consider. It's 60 acres in the middle of forest with shops, clubhouse, and all equipment for 1.25 mil. It's quaint cash only. There's no website and the reviews online are a little conflicting. But am I the only one who sees a place like this double wide and all rank can't help but thinking about calling the money guy? Getting a small investment from my better, maybe a little friends and family, putting together a quick pitch deck for my wife, including a CapEx allocation to turn this into a wedding venue, and ultimately best becoming the weird guy that lives out in the woods and runs a strange little golf course for the rest of his days. Am I the only one?
